Frequently asked questions
How does paying afterwards work?
You reserve through the form without any upfront payment. We confirm your booking personally and you can view the apartment first. Only after confirmation do you pay the first month and the deposit — never before.
What is the deposit and do I get it back?
The deposit is one month's rent and is fully refundable. You get it back within about 7 days after check-out, once the electricity and water meter readings are settled and the apartment is left in normal condition.
What is the minimum stay?
The minimum stay is one month. Our apartments are rented per month as long-stay homes, ideal for expats, snowbirds and digital nomads.
Can I cancel my booking?
Since you pay nothing before confirmation and viewing, you can cancel a pending reservation free of charge. Once you have moved in, the notice period for ending your stay is 30 days.
What is included in the monthly price?
The monthly price covers the fully furnished apartment with king size bed, air conditioning, private kitchen and bathroom. Utilities such as electricity and water are billed separately based on actual meter usage. High-speed internet is included.
How do check-in and keys work?
We welcome you in person at the condominium, show you the apartment and hand over the keys and access cards. We agree a convenient arrival time with you in advance.
Do you offer airport pickup?
Yes, we can arrange an airport pickup from Suvarnabhumi or Pattaya. A private taxi or a larger minibus for groups and extra luggage is available on request — just let us know your flight details.
What about visa and TM30 address registration?
As your host we handle the mandatory TM30 address registration with Thai immigration for you. We are happy to help with the paperwork you need for your stay; visa requirements themselves depend on your nationality and the type of visa you hold.
